TimberCore advises developers, architects and contractors on the move to engineered mass timber — built on more than a decade of hands-on CLT modular delivery in Finland, now arriving in the U.S.
Cross-laminated and glue-laminated timber aren't a lifestyle choice. They're an engineering upgrade — panels stacked, cross-bonded and pressed under factory tolerances that a wet site can never match.
Every cubic metre of mass timber holds roughly a tonne of CO₂, captured while the tree was still growing. Concrete and steel can only ever emit less. Timber is the one structural material that starts the ledger in credit.
Panels are CNC-cut off-site to the millimetre — window openings, service chases and connections included — then trucked in as a kit of parts. The building site becomes an assembly line, not a workshop.
Mass timber structures carry a fraction of concrete's dead load. Smaller foundations, easier seismic detailing, and the option to build up on sites and podiums that would refuse a heavier frame.
Dry assembly means no cure time, no formwork, no waiting on weather. Crews erect a floor in days, not weeks — developers get to revenue, and to lender covenants, sooner.
Heavy timber chars at a known, engineerable rate in fire, forming its own insulating layer. Structural performance in a fire event is calculable — not guesswork wrapped in cladding.
Fewer deliveries, less on-site cutting, less noise for neighbours during construction — and timber's mass and warmth continue to do quiet work on acoustics and comfort long after handover.
Ask a developer why their last three buildings were concrete and the honest answer is rarely engineering. It's that concrete is what the last building was, what the lender expects to see in a pro forma, and what nobody ever got fired for specifying.
That's not a criticism. It's just how large, expensive, once-in-a-decade decisions get made under uncertainty — people copy the last safe-looking choice, not the best one. Mass timber has spent twenty years being technically ready and reputationally unfamiliar, which in construction is a far more expensive problem than any material property.
Our job isn't to sell you on wood. It's to make the unfamiliar choice look as boring — and as bankable — as the familiar one.
We can afford to say that because we're not asking anyone to take a leap of faith on an unproven idea. Our team has already built more than twenty CLT residential buildings, four to thirteen storeys tall, in Finland. By the time a design partner or investor asks "why timber?", you're not making an argument. You're showing them a track record.
TimberCore's core team has been building with CLT modules since 2014, as pioneers of the method in Finland. That's the decade of hands-on delivery we're bringing to the U.S. market.
Over ten years in the industry, with hands-on delivery of CLT modular residential buildings ranging from four storeys to thirteen.
Formerly CEO of a modular factory — production and manufacturing leadership across the full plant-to-site pipeline.
We stress-test your site, program and budget against mass timber's real constraints — not its marketing. Structural feasibility, code path, panel lead times and an honest cost delta versus your baseline scheme.
We sit inside your design and structural teams, translating timber-specific detailing — connections, fire strategy, moisture management, panel grids — into drawings your GC can actually price with confidence.
We stay on through procurement and erection: qualifying CLT and glulam suppliers, sequencing panel delivery against your crane and crew, and closing out the details that turn a good design into a building that goes up on schedule.
TimberCore doesn't build. We sit alongside the people who do — developers, architects and general contractors — and carry the mass timber expertise most teams have never needed until now.
Hands-on leadership for industrial CLT construction programs — brought in for the phase where your team needs the experience most.
Planning, development and start-up of industrial construction manufacturing facilities, drawing on our own experience standing up a modular factory floor.
Site installation planning, production process development and end-to-end manufacturing strategy for off-site construction — optimised for the technical and logistical realities of building in modules.
Production drawings and manufacturing documentation for modular construction, coordinating architectural, structural and production engineering. MEP and structural design services follow at a later stage.
Twenty-plus CLT residential buildings, delivered in Finland between 2013 and 2024. Three of them, below.
A feasibility call is the cheapest hour you'll spend on this project. We'll tell you honestly whether mass timber fits your site, budget and schedule — and what it would take to make it work if it doesn't yet.
